Campbell

The city of Campbell may be the most popular part of Silicon Valley right now.  It enjoys a great downtown with a Sunday Farmer’s Market, several parks (including a dog park which is shared with the town of Los Gatos), the Los Gatos Creek Trail, fabulous restaurants, great shopping of all kinds, a good mix of companies and businesses, two movie theaters, a vibrant mall – the Pruneyard – easy access to freeways and major roads, and light rail, senior living options, and more.

Campbell one of the most “self contained” parts of Santa Clara County with every kind of shopping available, including a Fry’s Electronics and a number of Big Box stores.

The zip code for the city is 95008.

Additionally, though, there is a sense of its past as a place where fruits were both grown and canned. It’s not hard to find hits of that in places like The Pruneyard Shopping Center or in plaques around the downtown.

This attractive area is easy to reach via Highway 17 (aka 880), San Tomas Expressway, Winchester Boulevard, Bascom Avenue, Hamilton Avenue, Campbell Avenue, and of course light rail. Southwest Expressway terminates in on the eastern edge of town, too. From there, it’s not far to downtown San Jose or to the major tech hubs or to the San Jose International Airport.

The beautiful Los Gatos Mountains are not too far away, and they make a nice backdrop for the city.

What are homes like in the 95008 zip code?

Campbell has some upscale streets and houses, but is a down-to-earth community. As with most of Santa Clara County, the majority of houses there are ranch style homes, though not exclusively so. In 2017 I sold a beautiful Tudor style house which had a French Provincial style home next door. There are plenty of townhome and condo options, too. Real estate prices are higher than the city of San Jose’s average pricing, but less than nearby Los Gatos, Saratoga, and Monte Sereno. For the “west valley” areas, it’s moderate pricing.  (For those who love Campbell but cannot quite afford it, nearby Cambrian might be a good option.)
